GTA 5 low FPS on gtx 970 and core i5

So yesterday i purchased gta 5 and when i starting playing it the frame rate was around 40s even online and i know for a fact that with the same settings that i use and the same hardware the game can run at 60fps with nearly no drops under 60. I think that there is something wrong with the game's latest version patch(which is for me; Build: 393.4 and online v1.28.). I checked if there are any overheating or any hardware errors but there aren't and the temps are good so it has to be from the game. Is any one of you experiencing the same problem of low FPS like me? Because it is really frustrating. And if it is from the latest patch, what can i do to downgrade the version of it?
 
I dont know why, but sometimes it is running as it should be and stays at good fps until i shut down pc but sometime it goes back at running at low fps! I don't know why!!
 


There was a recent patch which was to fix any previous performance issues, im not sure what version number it is but it has seemed to work for most people. Have you tried optimizing the game settings to your graphics card using geforce experience (or whatever its called). If you have the grass quality on max I believe it requires a high end i7 so try turning down the grass quality and see if that makes a difference otherwise let me know :)

Just for comparison I am getting 40-55 fps on my fx 6300/ 270x
 


 
I now switched off NVidia shadowplay fps counter and it is running at 60 fps as it should be, but another problem occurred that when I enter an area where there is grass it stutters a lot, making it almost unplayable. But everything else is running good apart from this . My grass graphics is set to very high but even when I put it to high it still stutters a lot and the fps drops like hell.
 

Turning AA down apparently fixes the grass fps drops, even though you'd think turning down grass quality would do that.
 
I now restored the settings of nvidia as xapok said and the stutter decreased but sometimes it was still appearing(the stutter)but than I changed the perspective view to cinematic and than changed it back normal and believe it or not the stutter did not appear again, quite weird but it worked, for now at least.
 
I Don't know what is wrong with the game! It is running at 40-50 fps now!! I dont have any viruses or any background tasks that are compromising the performance so I dont know what is happening. Does someone have any idea what may be going wrong??
 
From what I've read before ordering a 970 myself a few days ago, it sounds like you're hitting the GTX 970 3.5GB RAM soft cap - basically all 970's come with 3.5GB regular fast ram and .5GB of really slow ram so when u start tapping into that last .5GB things get messy. It's been a known issue and NVidia are getting plenty of flack for it - false advertisement and whatnot.

The next question is what resolution are you running the game at? The consensus seems to be that the GTX 970 should be fine at 1080P but beyond that stuttering is pretty much unavoidable with the newer games that have crazy texture demands.

GTA V is next on my list and i ordered the card fully aware of the situation, hoping that it will serve me well at 1080P (23" monitor right now) for another year or two and then as a solid transition card if/when i move up beyond 1080P.
