GTX 650 Ti Boost same FPS with low and high settings

Hello

Intel Core 2 Duo @ 3.00GHz
5Gb ram
Asus GeForce GTX 650 Ti Boost 2Gb

FarCry 3 / AC IV Black Flag / Diablo 3 / BF4

im getting same fps 15-30 no mater what ressolution i set or high / low setting

can i fix this some how

or i need to upgrade something? CPU? More RAM?
 
Putted some thermal grease on the CPU.
Temp is 70-80C while playing games and 40-50C on windows.

Is it possible to OC even more with proper cooler and what should be the limit? Now running @ 3.8GHz

In the future planing to buy i5 CPU
 
Are your FPS notably better?
Was there no thermal paste on it before? Your temps are still high. I don't think 80C is dangerously unsafe, but I wouldn't want any of my CPUs running that hot. If you just have the Intel stock cooler on it, a $30 Xigmatek Gaia or Hyper212 will probably knock 15C off that.
 
At some games FPS improved to 60 and at some still the same.

Will my mainboard (gigabyte ep 35-ds3) bottleneck i5 CPU?
What about socket? Will it fit?

Maybe is no point buying new CPU because my mainboard is to old?
What about maynboard bottleneck to my GPU? Or is more because of CPU?
