HDMI ---> DVI isnt picking up signal unless it is swapped around but thats not what i need!

So i just bought a new monitor (Benq XL2430T) and realised that while using HDMI I cant use the 144hz option or 120hz option. I am trying to run dual screens which is where my problem comes in. I picked up a HDMI --> DVI cable and found out the HDMI end must go in the monitor. But the second monitor i'm using doesnt have HDMI (It's old). So basically I need to run two monitors on DVI but I only have one port on my gpu (MSI GTX 980)

I was wondering if there was anything that would work other than buying another monitor!

Yes, the HDMI cable you got does not work, use the display port and get a DP to DVI adapter instead.
Maybe I didn't explain it right. My new monitor only displays 144hz and 120hz while connected to the DVI cable. I cannot use my second monitor with a HDMI cable because there is no port for it. I have a HDMI --> DVI cable but it is a 1 way cable and is the oposite of what I need. I need the HDMI end in my GPU and the DVI end in my second monitor but when i do it doesn't get any signal.
