I'm not sure how much help this is, but here are a couple of links. I'm not exactly sure on Singapore prices or reputable retailers for there. I used PC part picker to put these together. I used Australia as the country because I figured pricing and availability would be similar to Singapore.

The AMD build has a better GPU because it had the price decrease on the processor to be able to afford one. It should be able to play GTA V at 60 fps in 1080p with no issue.

I haven't included an SSD to save money and put it on the GTX 970. Better have better graphics than lowering wait times by a bit. You can save like 60$ and get one whenever you have the money.

That part list is good. But the PSU I would say should be better. I would not suggest a Corsair PSU.

These are all good builds, but OP is in Singapore, so none of these builds, with the exception of maybe mine (still not sure on the price difference / availibilty between Australia and Singapore), are relevant to what the OP can have access to.

The best PSU's are in this order. Never buy anything that isn't one of these

1. Seasonic
2. XFX
3. Silverstone (Could be 2, but I consider XFX to be more price efficient)
4. EVGA
5. Antec/Corsair (they both have some bad models)
6. Everything else that you don't want to buy.

Cooler Master makes good cases, coolers, and some peripherals. Don't buy their PSU's. I'm sure some are decent, but go with the tried, tested, and trusted brands.

ofc not all models are good but many gopd bramds have bad psu(usually the cheap ones

That is the same Mobo I am using with an FX6300 and works well enough. I do 3D modelling & Rendering with my rig. It is pretty decent and is one of the very few MOBOs in this price catagory with a VRM Heat sink. Also capable of overclocking since max TDP is 125 Watts.
