How bad is Assassin's Creed Unity really ?

Hello.
I am really tempted to buy the game..however I am afraid of wasting my money because I have read of all the technical problems, so I would like an impartial opinion.Considering that I have a 770GTX 2GB VRAM, 8 GB , i7-3770k how well and at which configuration (Medium,High) would the game work ? Many said the game worked better after it was patched, but I haven't really found substantial proof of that anywhere.

listen to others, don't buy the game ATM, it is really badly optimized, how do i know? im playing it on a 30 at crowded and when i try to record it with fraps, it still stays on 30fps, so i know when not recorded, it should be above 30 since recording with fraps really eats a lot of fps. sorry for the bad english.
