How should I upgrade my system? (FX8320 + GTX770)

Hi,

I have average performance with my system and I wanna have awesome performance! 😀

*My Setup*
AMD FX8320
Gigabyte GA 990XA-UD3
Gainward GTX 770 2Gb
Corsair 8 GB DDR3-1600 XMS3 DualKit
Corsair TX 650

Where do I best start upgrading?
As far as my researches go, I have 3 Options:

1) Get better GPU, because the GTX770 is outdated.
(Either 2nd GTX770 SLI or GTX970, outcome is nearly the same i guess) ~170$

2) Get better CPU, because this is the bottle neck.

(Getting rid of the motherboard and the FX8320. Buy an I7 or I5 instead and a right socket Motherboard)
~400$

3) Replace both CPU and GPU.
They fit very well together, no bottleneck. Need to replace both to get better performance. ~570$

What do you guys think? Any experience so far?

The weird thing is, when checking CPU usage, its never above 70%. GPU seems to be at 80-100% all the time. (Tested on Borderlands 2, Battlefield 4 and FarCry3. Nearly same results for all of them XD)
I just dont believe it, because I trust in my GPU (it was expensive 2 years ago) and somehow these 8 cores seem to be suspicious to me...

++PS: Extra Information:
I recognized some weird stuff going on in the following games: Secret World, Tera, Dead Island.: These games have framerates around 20fps or worse for me all the time. High or Low setting doesnt matter. A friend of mine has the exact same CPU and a slightly older GPU (650TI I guess.) and he has no problem.
 
If the GPU is hitting 100% usage, then that's the bottleneck.

That said, I have a GTX 770 with an i5 2500K and Far Cry 3 runs just fine at 1920x1080 with very high settings, providing I keep AA down to x4. Borderlands 2 is pretty lightweight and your PC should have no trouble with it; I can turn everything up to 11 with x8 AA and still get 100 frames per second.

Do you have the latest Nvidia drivers installed?
 


Yes, I see many ppl running very smooth with the GTX770. But i have problems reaching these performances. Most of them are running Intels, so thats why I guess somehow the fx8320 is just crap.

Drivers are all up to date. System got a fresh install.
