About the best cpu your going to fit to that mobo is an i7 3770.
Straight cpu swap nothing else changes.
Nice bump in perf.
Will it be enough to give you the perf you want in gaming?.......unknown.
It stays within your budget.
Please include the make and model of your motherboard and your preferred site for purchase as well as your region. You've posted in the CPU's section, so am I right to assume you're looking for a CPU upgrade and not a platform upgrade?

Is your current system on an SSD ?

If still on a HDD then an upgrade to an SSD can create a huge increase in performance for very little cost. You may find that the increase in performance will satisfy the need for improvement. It could get you by for a few years until the shortages die down and the prices get more reasonable.

I work on computers at my job 5 cpu generations better than my home computer but still hobbled by HDDs. For many tasks my older low spec computer at home with an SSD is much more enjoyable to operate.

Gaming may not be hugely effected though.

Probably the least expensive way to go is to purchase a CPU & motherboard on ebay. I purchased an Intel i7-7700K and Z-170 motherboard for $167 U.S. The motherboard worked, however I already had a Z-270, I got the combo because it was cheaper than just buying the CPU at the time. I was able to talk the seller down. The i7-7700K is still a good CPU for most games, I even played Call of Duty Modern Warfare with it, got over 200 FPS with an RTX 2080 at 1080p. An i7-6700K is just a tiny fraction slower than the i7-7700K, and usually the latter overclocks better. I got two i7-7700K CPUs, gave one to my son, it overclocked to 4.8GHz. The one I have will do 5.1GHz at very low voltage, it is a golden CPU.

I don't know where you live, I did a quick search for you in the U.S. Here are a couple of current options [all links are hot]:

Intel Core i7-7700 w/ Asrock Fatal1ty B250 Gaming K4 Motherboard | eBay

Used Intel Core i7-6700K 4.0ghz CPU + MSI SLI 270 Motherboard Combo 9782066493033 | eBay

Here are just the motherboards for an i7-7700K, accepts offers:
z270 motherboard in Computer Components and Parts | eBay

Just the CPU, accepts offers:
i7 7700k processor | eBay
