I5 3570 Running Hot and not preforming

So I'm having some problems with my CPU and I would like some help

So I recently put my pc together and I have tried to run games like Skyrim and GTA 5, In each game my pc auto puts the settings on either max or high, but in-game I get about 3 fps and my CPU is maxed out and running at 105C according to MSI Afterburner, meanwhile my CPU (MSI R9 280 3GB) is at 40C and using about 40-50%

I have recently put new thermal paste and cleaned the pc of dust, I have my Case fans running max and still some low fps and high heat.

If someone could help me it would be very helpful! -Thanks
 
Did you try reseting bios completely after installing new CPU ? That might be one of the issues. Other then that you can try removing and installing again cpu with fresh thermal paste.

100% usage might be due to system issue or recent replacement of cpu, but high temperature is weird indeed. Can you download software like HWiNFO64 for example and monitore temperatures through there ? But i would definitely reset bios. 105c is way too much but again it might be sensor problem.
 
Managed to fix it, re-applied the Thermal Paste and found out that my heat sink wasn't holding onto the motherboard properly.

The Heatsink that comes with the 3570 isn't very good quality pins.
