I5-3570k vs Xeons

I am looking at building a new computer. I plan on using it primarily for gaming and may VM server stuff for hands on learning while doing certifications. For games I currently do not have enough money to buy a graphics card so I need HD4000 graphics to scrape by for a month or two (getting a nicer one later rather than a 150-200$ one now).

I have been looking at the i5-3570k vs e3-1225 vs e3- 1245. I do not care a ton about OCing and the first two seem about on par and the 1245 seems to be a cheap non OCable 3770k.

thoughts?

If there is no chance that you will overclock and the board that you are going to use will support one of the Intel® Xeon® E3's you can get a good deal on them but the hyper-threading on the Intel Xeon E3 may not bring a lot of value to the gaming system you are trying to build. However the Intel Xeon E3's will have support for ECC memory and VT-d if your board supports them.

I am also wondering if they would be about equal in game performance I know that the i5 and i7 are relatively close so I wouldn't expect the HT to do anything for me on the 1245.

Well there are some games in which hyper-threading can incrase performance, and there are going to get more and more as time goes by.
If you don't care about overcloking, the Xeon is the better choice.
You just get more for less.
