i5-4440 vs i7-6700k with the same graphics card

So recently i built an i7-6700k a , maximus viii hero , corsair vengeance 16gb ddr4 3000 and hyper 212 evo build, i still didnt buy the other components but the full build price will be around $1400.
I have a friend that has an i5-4440 ,8 gb of ram and a gtx 740 thats he bought for $450. Currently i cannot afford to buy a decent graphics card so im gonna buy a cheap one till i get enough money to get a gtx 1070. Lets pretend that im gonna get a gtx 740 like my friend's, in that situation , i payed over $800 more than him and we get nearly the same performance ??? I bet thats not possible. If my build is worth 3 times his build does this mean i am gonna get 3x his performance in game with the SAME gpu ? If not , then i wasted ~$600 ?? Or what are the advantages of my cpu then ? And my motherboard that are 3x more expensive ??? I will be gaming and editing but for this thread im talking about the gaming part. And also if we both get a 1070 will my pc be 3x times faster ? Or the price and the performance of the build are not proportional ? And also im sure that my build is worth the buck , what does it do more than my friend's build that can proove that my build deserves to be 3x more expensive ? Because you paid a bunch of money for stuff that has little effect on gaming.
Moving from an i5 to an i7 doesn't make a big difference in most games, so you don't see much difference for the extra money there. The extra money you paid for your motherboard doesn't really add much other than maybe overclocking potential, but you're probably too limited by your CPU, meaning that overclocking may not result in significant performance increases in games. RAM doesn't typically make much...
Yea so in terms of gaming. You will not get 3x as much performance then him. But you will get a noticeable difference since you can overclock and he can't. I would say 10-20fps tops. Yea for $600 for that is pretty stupid. You could of gotten a full build with $1400
 
Difference between an i5 and an i7, even overclocked, is not going to be earth shattering. You're not going to get 3x the performance of that i5, but in some games you will have better performance. For gaming you really don't need an i7; *but, they are nice to have for those fewish games that do take advantage of the the extra threads.

If you look here http://s1068.photobucket.com/user/loki1944/media/i52_zps9bz3cxmh.png.html you can see my own benchmarks where the i7 gains the edge; in Rome 2 and Hitman Absolution my i5 4440 with 390X gets smoked by my i7 4770K with 390X; but the rest of the games are pretty even between both systems.

Look at it this way; you will have parity with your friend's system on most games and in the few games that can leverage an i7 better you will have a marked performance increase (all other parts being equal).
 
ADrunkBunny , the completed build (gtx 1070 included) would be around $1400 . But with a gtx 740 it will cost around $1100 i suppose which is $700 more than my friend's build .So I am wondering why is it $700 more expensive while i get a 20 fps boost ??

The 1070 only costs $420, not $700, I don't know why you keep mentioning that number...
It is worth it, it will offer a more than 7x improvement in terms of frame rate and graphical power over the GT740 as previously mentioned, and seeing as you've already invested in overkill CPU components, you need to get a good graphics card to go with it.

Also, in general, as you go up in price performance per dollar starts to drop after a certain point.
