i5 4590 high gaming temps

Specs

CPU: i5 4590
Cooler: Silverstone AR06
GPU: Evga Gtx 960
Case: Silverstone SG13
Power Supply: Evga 500w

While performing normal task like web browsing and watching YouTube videos my temps are around 30-40c. When I play games especially those like BF4 the temperatures rise to around 85c before I decide to quit the games. I know the this isn't unheard of on a stock cooler but the after market cooler seemed to get good reviews and is one of the only ones small enough to fit in my ITX case. I've tried reapplying thermal paste and adjusting the heat sink 3 or 4 times but at this point i'm not really sure what else to do. Any suggestions before trying to RMA the CPU?

The only case fan I am currently using is the one on the CPU heat sink
