Im now confused between these builds cuz i got the feeling that the price difference is way un-worth it .

My usage will be mainly games. My VGA card is RX-480 and PSU is cooler MAster 525W. I'm upgrading from i5-3570k.

First choice which is the budget one : :
i5-8400
GigaByte B360M Mobo
8GB DDR4
For 6,800 Pounds in my country

Second one
i5-8600k
ASUS z370 pirme
CoolerMaster Hyper 411R
8GB DDR4 3000Mhz
10,000 Pound

3rd :
i7-8700
B360 Mobo
8GB DDR4 2400
9,300 Pounds

These price difference does count in my country, I'm well aware of overclocking and im fond of it but i really cant find the any other motive to go for 8600k. Also no need to i7 as to does no better but worse in some cases in games AND 8600k@ 5Ghz benchmarks wasn't that remarkable.

SO guys i need a quick advice.

PS AMD is a no go since it is weak at gaming despite its amazing price/performance in productivity applications.

Solution
I'd knock those last 2 options off and add this one instead:
Ryzen 5 2600x
B350 mobo(updated bios)
8gb ddr4 3000mhz
This should be really close, performance-wise to the 8400 option, plus the extra threads of the 2600x could come in handy sometime... and doesn't require some fancy-pants Z-series board to overclock if you ever feel like playing around with it again.
The Ryzen cpus are not weak at gaming compared to Intel's - the new 2nd gens narrow this gap even more.
It did have a great price/peformance going for it, but Ryzen's sensitivity to ram and the inflated prices have made this advantage less significant.
Don't bother with an i7 if you are only gaming. The only real advantage an i7 gives you is editing (video, audio etc.) Between the i5 8400 and the 8600k your only difference is very small FPS increases however on the 8600k you are able to overclock. IMHO I would choose the i5-8400 and save yourself some money. Also, AMD CPU's are not at all weak at gaming when you take the ryzen series into fact. They are priced very well and preform better in most cases for cheaper than an Intel CPU.
