i7 3770k build for just $172.38 yay or nay?

is this build ok for the price? will be buying it used but not abused over the weekend.
I have a gtx 970 that is more than willing to go with it. the deal is $172.38 in usd(9,000 php) in philppine peso.

I would also give it a yay. The cooler should easily do 4ghz all core since most 3770k's can do that on stock voltage. I recommend ditching the 4bg module and get another used 8gb stick with matching settings to your 8gb stick.
I think that's a sweet deal. On ebay the 3770k cpu by itself goes for $160.

I have a 3770k with a gtx 960 and I can run most games at high at 1080p. The only thing I recommend is to add a SSD to put windows on and another 8gb of ram (2 x 4) and perhaps a EVO 212 cpu cooler if you want to toy with overclocking.
 


its 7200 rpm and i have a single stick ddr3 1600 mhz from team elite sitting at home.

can i run 8 + 4 gb ram though? never tried it
 


it has a deep cool gammax 300 a 3 heat pipe aftermarket cooler included.

do you think i can get around 4ghz easy?
 
4ghz should be very easy. I've read that most can get to 4.3 if not 4.5 on a decent air cooler.

I am not sure if pairing 8gb ram with 4gb will cause any reduction in performance but I have that in my setup. I bought my computer on eBay, so I didn't have a choice in the ram config. I have three 4gb sticks and a 8gb stick for a total of 20gb. It runs fine. Perhaps someone who knows more about ram can chime in.
