i7-4770 budget or i7-7700k? Wait for Canon Lake?

I was looking into building a new PC (That I can't comfortable afford but I was willing to sacrifice for it for VR) that was going to hold an i7-7700k with an aftermarket cooler, 16gb DDR4 3000 RAM and a GTX 1060 SC ACX 2.0 3GB, and a Gigabyte Auros Z270 Gaming K7 Motherboard totaling $875.

However, looking at benchmarks I noticed when compared to much older i7's the performance isn't much better. I already own the GTX 1060 and found a cheap PC with an i7-4770 (Not k) with 12gb of ram for $375.

Would it be better to get the $375 PC, throw in my GTX 1060 and wait for Canonlake? Would I have the hardware power for VR? I got an 8.6 (Very High) on the SteamVR Performance Test but I feel my current CPU wouldn't do as well with positional tracking and movement with VR.

Mainly just wondering if I stumbled upon a good deal for gaming.

Current PC:
i5-2300
GTX 1060 SC 3gb
12gb DDR3 1333 ram
Gateway DX460 Case and Mobo

for $375 its a steal. also, the 4770 and 1060 pairs up well. start saving up for ur new build.
this 4770/1060 combo should serve u well for atleast 2 years in 1080p gaming
but like the guy above said, the psu should be a good one...
The i7-7700K is ~37% higher in performance versus the i7-4770 (http://cpu.userbenchmark.com/Compare/Intel-Core-i7-7700K-vs-Intel-Core-i7-4770/3647vs1978). But more than just comparing both CPUs, the i7-7700K has newer architecture (14nm against 22nm), supports faster and lower voltage RAM (DDR4 against DDR3), and for a relatively similar power consumption (only ~6W difference) when non-OC'd (91W TDP against 85W TDP). The i7-7700K also has the ability to go over the stock speeds and further increase the performance gap from the locked i7-4770.

Personally, I would go for the first option (the i7-7700K build).

Keep using Intel i7 4770 Performance is still good in today gaming. Good to go until Intel 8th Generation CPU may release early next year for Desktops. You should wait for the Cannonlake Intel i7 8700K < If they going call it that> Cannonlake uses <10nm> Process.

The main PC build I was initially going to build is out my current budget, meaning I need a month and a half to save up for it, but I am able to get the 4770 now, would that be a better idea or would it still be worth waiting to build my custom PC?

Just an update in case anyone was curious, I did in fact wait and go with the i7 7700k and a Z270 mobo. I don't regret it (yet anyway) even though I skipped out on my rent.
 


Return it and pay your rent. That's what you should do. When you don't pay your bills so you can buy computer parts that's a problem. You should pay your bills first and then get stuff you want.

Not a chance, this PC is a beast. Landlord doesn't mind, they know when I'm paying my rent.
 


That's up to you but it's not good to get behind on your rent. Just saying.
