[SOLVED] i7 6700 + gtx 1080 far cry 3 ubisoft problem unable to stay over 60fps

i an having problem with my configuration and far cry 3. I am using all settings maxed out at 1080p dx11 with vsync turned off. When i started new game i ran fraps and played till i got off the first tower.I haven't played with nvidia control panel so the settings are default. The results were:

Frames, Time (ms), Min, Max, Avg
63326, 955281, 22, 143, 66.290
there was also a lot of frame tearing
my pc spec:
gtx 1080
i7 6700
750w psu
16gb ram
 
Solution
Try reinstalling the Nvidia drivers. Also what is your motherboard? That CPU, while not the worst, isn't exactly the best to pair with a 1080.

1)If fps didn't change even after lowering settings, that usually indicates a cpu limitation...
-Cpu temps are good?
-1 or 2 sticks of ram?
-Done any virus scans lately? This one tends to catch things that usually slip past the AVs: https://downloads.malwarebytes.com/file/adwcleaner

2)You need to enable fast sync or v-sync - or cap the in game fps to 60 - in Nvidia Control Panel. That screen tearing is from your in-game fps exceeding what your monitor is capable of displaying.
