i7 7700 + 16GB DDR4 2133MHz | bad fps in csgo

My full setup is:

MSI H170 Gaming M3
i7 7700 @ 4.0 GHz
Corsair Vengeance LPX DDR4 @ 2133MHz (4x4GB)
GTX 1060 6GB
Windows 10 Pro
Windows and CSGO are both installed on a Crucial MX300 (750GB)


I'm getting an average of ~120 fps but it drops to <100 fps in a normal 5v5 competitive game but I feel like I should be getting 300fps+ easily.

Note: I have XMP enabled in BIOS but it didn't make a difference. I also play on low settings (multicore rendering enabled)

Any help is much appreciated.

I'm using a GTX 1060 6GB @ 1556MHz

Temps are on average 65-70C on the CPU and ~60C

I'm currently using the CAM software from NZXT and I'm getting ~30% usage on CPU and GPU. I'm also getting ~35% RAM usage too if that helps.

VSYNC is off

Edit: I just checked my Nvidia settings for CSGO and VSYNC was enabled. I disabled and now I'm getting stable 300 fps. Thanks a lot for the help!
