i7 7700 or 7700k or just ryzen

So movin' to canada, i'm building my new pc.
impressionable as i am, i decided to build a white themed pc after watching some s340 builds :\
im planning on purchasing these parts in this link.

i already got a 650w PSU with a 250GB ssd For now and planning to buy an AIO cpu cooler and another 8GB memory stick to upgrade later on.

i was planning for the i5 7600k as my budget is 1500 CA$ but i extended it to 1600 to get the i7 7700 (non K)

Do i need to stretch my budget some more for the K version ? (roughly 80$ for the mobo and the CPU upgrade) or should i just go for the Ryzen 1700 ?

I'll mostly use it for gaming, Revit and some rendering and autocad.

i never overclocked before and i dont care THAT much if the boost is gonna be only slightly noticable.
 
Solution
If gaming was your one and only focus Intel would be the way to go ATM (that is changing with newer titles that use 8+ threads, and will grow with time). So even gaming a solid argument can be made for AMD Ryzen. You however are running cad and revit both of which will eat every thread you have. Ryzen seems like a no brainer in your use case.
