Hello,
Here are the specs:
CPU - Intel Core i5 3570k
Ram - 8GB Corsair Vengeance DDR3
Hard Drive - Seagate Barracuda 1TB 7200rpm 64MB Cache SATA3
Power Supply - MS Tech 550 Watt

For a graphics card i'm deciding between:
- Gigabyte Nvidia Geforce GTX650
- ZOTAC GeForce GTX 560 Ti
- Gigabyte Nvidia Geforce GTX650 Ti
Which one is better?

And which Motherboard is better:
- Asus P8H77-M Pro
- Asus P8Z77-M Pro

Also will it be able to run The Sims 3 game with all expansion pack's and stuff pack's installed, on high settings, with no lag?

And will i be able to play Skyrim and Assassin's Creed 3 on it?
 
Ditch that PSU and go with a better brand like Seasonic. I would go with the Gigabyte 650Ti out of those cards. The Z77 board will overclock and so I would chose that one. You should be able to play those games no problem with that rig. Have you considered an SSD? They really decrease load times in games as well as making many other things faster also.

Your build looks good, apart from the PSU. Get yourself a better one from Antec, Seasonic or Corsair.

For the card I´d go with GTX650 Ti, and the Asus P8Z77-M Pro motherboard.

You should be able to play The Sims 3 at high settings, with no lag.

Skyrim and Assassin's Creed 3 are very demanding games -- you may play them on medium/high settings without a problem, but not in ultra.
