Intel NUC: Office PC or HTPC?

I currently own 2 PCs; an Intel NUC (i3-6100u, 8GB RAM, 120GB SSD) and a gaming desktop (i7-4930k, GTX 1080, 32GB RAM, 512GB SSD, and 6TB HDD). I'm currently using the NUC as a HTPC connected to my TV and my gaming desktop for office work, internet, and gaming connected to my monitor. In the past I used my NUC as an office/internet PC connected to my monitor and my gaming desktop as a gaming HTPC connected to my TV and I was making more use out of my NUC this way than when I used it just as a HTPC but my gaming pc I find a bit too loud for watching movies, even with my case fans and CPU fan's q-fan control set to silent in the BIOS. Thing is that I rather not use my gaming PC for office work and I don't want to sit at my computer desk where I do my office work when I game. I want to keep work and gaming separate. However, I prefer to use my NUC as a HTPC than my gaming PC as a HTPC because it's quieter. Which would be the optimal setup?

1. TV < gaming pc, Roku Ultra, XBox One
Monitor/Desk < Intel NUC (office PC)

or

2. TV < Roku Ultra, Intel NUC (HTPC)
Monitor/Desk < gaming PC (double duty as a office PC) and XBox One

or

3. TV < Roku Ultra, Intel NUC (HTPC), and XBox One
Monitor/Desk < gaming PC (double duty as a office PC)
 
I want to add that my TV is a Sony 40" LED 1080p viewed from 5-6 ft away and my monitor is an AOC 23" LED 1080p viewed from 2 ft away.
