Is a new CPU worth it?

So right now i have a "AMD FX-4300 vishera 32nm" and i'm looking for a Intel i5 or maybe even i7.
The problem is, they are quite expensive so I don't want to waste money if I don't get a good boost in performance.
I mainly play games but also like to mess around in Unreal Engine, so I want one that can not only run games, but also make games.
I will also have to change my mother board (Gigabyte GA-78LMT-USB3 6.0) from the looks of it.

the most budget friendly setup are
intel i5 8400 plus a b360 mobo
amd r5 2600 plus a b350 mobo.

if the software you use favors multi threaded cpu, go with amd.
otherwise, go with intel. both setup cpu, ram and ram(16gb) ram should cost you about $450 usd.

It depends what budget is... ram prices or soooo high right now its really hard to advocate building atm. Id say in any case go i5.

Ideally an 8th gen.
But maybe a i5 6600\k could be found cheap?

But the ram is gonna burn. 2 years ago i paid 175 for 32gb ddr4 3200, its now 500+ smh

An upgrade to a modern i5 or i7 or even an i3, or any Ryzen will give you a good boost in performance. Something like an i5 8400 or a Ryzen 2600 would be a great boost for you of right around 100%. Either of them would be a great choice. There really isn't any way for you to go wrong if you are buying current generation hardware. Everything is faster than the FX-4300. The Ryzen 3 2200G is 70% faster and the i3 8100 will be 80% faster. Any Ryzen or Intel Core chip will be fantastic for you, so if an i5 or an i7 seem too expensive, go with an i3 8100 or a Ryzen 3 2200G. Those are around $100 and still offer huge performance gains.

Tbh what id do is, use a reptutable deal site and wait for a prebuilt to come up.

Ive seen a few solid builds for a pretty reasonable price.

Similar to how decent gpus were easier to find in prebuilts at a reasonable price.

Well, I already stated that the i5 8400 would be about 100% faster than the FX 4300. The i7 8700k would be 149% faster.

If you want to play around for yourself there is a benchmark site http://cpu.userbenchmark.com/ where you can compare different CPUs. That is where I'm getting these percentages from BTW. It gives you a good idea of performance in different tasks as well. Check it out.
