Is buying a dual Xeon rig for gaming a gamble that might pay off?

I am thinking of building a rig using 2x xeon E5-2670 v3's. I know that for games right now it is not ideal but I am thinking it might come into its own as games support more threads in the future.

Likely not a 24 core machine.

Games still rely on a main thread that needs to run as fast as possible.

For the price of those two, even used, you could get an i7-6950X and get 10 cores you can can overclock.
