Is the 3.5GB GTX 970 GB an actual issue for me?

So my 290 is faulty I think and it's a bit too loud for my liking....

I was thinking of getting a MSI GTX 970, but I've read that regardless of the 3.5 GB issue games wouldn't really be utilizing 4GB unless you're a gaming enthusiast which games higher at 1440p with all maxed out settings.

As a person who games at 1080p, the gtx 970 should last me the coming few years / game titles right?

Solution
The GTX970 is a better all round product than the R9 290, being a little faster overall while using less power and generally quieter.
There is a few games out there that can top 3.5Gb if the settings are pushed hard but at 1080 rez, I really can't see you having any problems for the foreseeable future, so go ahead, get the GTX970 and enjoy.
As for the R9 290: return it then sell it once the RMA has been processed, should cover about half the cost of the GTX970.
