so im building a pc and choosing a cpu
will the 2700x be an over kill ? i will be gaming at 144hz with a gtx 1080
and i wont be able to upgrade for 3-4 years .. so 2700x or 2600x ?

Yes. While it still trails a bit behind the 8700K, it is within low single digit percentage points. In almost all cases.

I don't beleive the 2700x would be overkill for high refresh rate gaming. Added to that the 8 core/16 thread design isn't fully utilized yet, so it is going to get even better.

I have no doubt that the 2700x will easily last you 3-4 years, it should be good for even longer if older i7s are any indication.

2700x is good. But for gaming 2600x is going to be pretty close, but slightly slower since it's clock is a little bit lower.

If you are planning on overclocking, a 2600 is going to be the best value for gaming in the 2600 - 2700 range. The automatic turbo in the X chips is really good, and odds are an all-core overclock is actually going to reduce gaming performance in those chips. So get the 2700X or 2600X if you don't want to overclock.

Nice, so yea if you can get the CPU around 3.8 (or higher) then you'll be good for awhile.
