Is this a good build??

I need a build around 800 dollars that will play most games out there low-med settings at 1080p. i only play 1080 so i dont need anything over the top. I have a 730w Raidmax power supply and some seagate 1tb with Windows 10 already on it. I've made a build in PcPartPicker keeping this in mind, and i want to know if the value is good. I've looked at 480s and 470s but im not sure i want all the extra head and noise for just 80 to 90 dollars less than the 1060. My build is listed below.

I plan on a mild overclock on the cpu, hence the watercooler. I have RAM matching speeds and timings and all (RipJaws and Vengance) but i want a white and black theme, the stuff i have is glossy red and blue...

I personally wouldn't go with an AMD build at this point. Less performance than a comparable Intel system and no upgrade path. If nothing else, consider changing the PSU, it's a disaster waiting to happen. The Asrock motherboard below allows for overclocking of the locked processor and will substantially outperform the FX in virtually any task.

I dunno about overclocking a non-k cpu, hasnt intel been pushing required updates that block that now? or can i just avoid a newer bios? also is that the cheapest board that supports non-k overclocking? I'm not super comfortable with a board that costs almost as much as my processor. And i'm getting this near the end of the school year, im sure Zen will be out by then and the price of FX will drop a ton, also Vulkan and DX12 take advantage of 8 cores more. I also plan on doing video editing and 3D rendering (sorry, i should have mentioned that in OP) I plan on sticking with amd. But if that skylake really performs so much better, i might go with it. 50 more bucks is just hard to justify with a board that spendy

I thought it was limited to DDR4 overclocking with only Kingston or Samsung memory. How would you overclock a locked i5, with a unofficial modified or old BIOS? Have you ever done it before, and wouldn't you risk bricking the board?

Also, the power supply i have has been serving me and everyone i know that uses it wonderfully. It's also fairly new, less than a year, it won't fail anytime soon
 
The Asrock Hyper series uses an external bclcck generator instead of Bios trickery to overclock. Consequently, you need to use faster RAM which will be capable of running the speeds the CPU/base clock will dictate. This was the original method of overclocking before unlocked multipliers. That being said, an i7 or waiting for Zen might be a better option since you also intend to edit/render.

When you say waiting for Zen, do you mean i should look into picking up an AM4 cpu? I bet they wont be cheap, FX is all i need. It's got the cores and the clock speeds and as far as i know the 8350 is unlocked by default.
