It's kind of imbalanced, and would be a ton cheaper if you were to do it yourself. First of all, I would say go for the 4770K if anything because you have the option to overclock a decent bit in the future. Even if you don't want to now, trust me, you will later, I though I would never overclock my parts, but I did pretty quickly actually. Also, you only need 8GB of RAM, so that would be cheaper as well. Another thing to keep in mind, the GPU is most important for gaming, so you could go a little cheaper on the CPU side and get a better GPU, such as the 780.
