I suggest you use your gaming rig till Jan, and then you will know what you need to upgrade. Possibly sell your 1060 in Jan, and you will have almost $800 to upgrade to a really nice graphics card if you feel that you need more fps.
That build comes to $580 and would be fine for the two games you mention, I would suggest though you go closer to your budget and get an i5 over the i3 and you might as well get a duel channel RAM kit for the price difference.

I am running an i3 + 1060 @ 1080 and get roughly 120-135 fps on high settings, however the i5 is the current sweet spot for price vs performance when combined with a powerful GPU.
 

Isn't the i3 fine for gaming? I have $600 in December to upgrade as well.
 


Super low clock speed though... why not i5-6500?
 
it's fine. but it's not perfect.
also buying an i3 now and an i5 in January is burning money. better invest in an i5 now as it's cheaper in the long run and more powerful.
the i3 does fine in most games that use only 2 cores. but these games get less and less.
 
you could get a nice HDD for Data/File Storage in January.
and with the rest... go on holiday, get a nicer christmas present for your folks or maybe your girlfriend/boyfriend, buy a WinRAR licence, order the biggest steak in town, whatever

but it doesn't make much sense buying cheaper yet still expensive components now to upgrade a little more in 5 months for the same amount of money again. you could just burn the money then and watch 2mins of fire.
