Im looking to buy this build even though im on a very tight budget since im on different currencies and all i needed was if i could play good games with 60 fps and above with this setup

What he said and u will defenitly need a GPU and 16 gigs of ram for the latest AAA games

If that's all you can afford then it will game but on Low presets @720P and probably around 50 FPS depending on the game. You'll want to overclock the CPU/iGPU and possibly the memory. Speaking of which make sure the memory is in dual channel (2x4gb) as it performs much better then a single stick.
