Build Advice ITX mobo - Gigabyte B760i or Asrock Z790M ?

I have the itch for another build and cannot decide with the mobo. What should I be looking for here ?
The Asrock Z790M-itx for $219 or the Gigabyte B760i mobo for $199 ?
I've seen other z790 itx mobos but they are way more expensive than this Asrock one.

As for the cooler, I would like to go with a simple fan cooler. Would this Noctua NH-L9i be ok?
I'm open to ANY suggestions...

Use of this PC would be to multi-task: college study, zoom meets and off-course play games (requiring GPU) on it as well :) This is what I have so far:
