Lag on and dips on beast build

Having terrible lag
With ac unity i get 40 fps
with blackops 3 i get 90 and dips to 45
with pretty much all game i get 45 to 60 fps
on 3d mark firestrike http://www.3dmark.com/fs/7568186
what even gets me more is updated to windows 10 get way worse.

Gtx evga 980 ti FTW
Intel Core i7-4790K
ASUS Z97-A/USB 3.1 LG
Kingston 1600 8gb x3
QNIX QX2710 LED 2560X1440 oc to 110hz

Doing a quick google search, it is clear that lots of people are experiencing this with ac unity.

It appears that the problem is game related from the brief information I read, so buying a new graphics card wouldn't help.
