Lag with gtx 780 i5 4460

I have been playing just cause three on default settings but I changed the resolution to 1920x1080 and turned VSync off but i am experience lag spikes quite frequently and extremely bad spikes when i drive cars. Do you know what it causing this lag, I know it's not the GPU because I know that the gtx 780 should be able to handle the game so what is it, the Cpu??

Specs:
i5 4460 (stock cpu cooler)
8GB 1800Mhz DDR3 HyperX
ASRock H97 Anniversary
1TB HDD 7200RPM
Gtx 780 MSI gaming edition 3GB
Tp-link archer 5ghz USB dongle

What resolution were you playing at before? The 780 is an older card but should be able to handle 1080p no problem.

I do not know. Try underclocking the GPU a little. It might be getting unstable.

If Just Cause is the only game you have issues in then I believe its the game itself. Unless its been updated, it heard its been an un-optimized P.O.S.

I do not know. Try underclocking the GPU a little. It might be getting unstable.[/quotems

What's your RAM usage like? I've heard some pretty nasty stuff about just cause 3's ram usage.. But then again i might be totally wrong

I have 8GB DDR3 1800MHZ
My ram usage most of the time is close to hitting 3GB just on jc3.
