Locking in a CPU voltage in Asus Z97 Bios

I got the Asus Z97 Pro, newest bios, and I am trying to tame this 4790k with it. I want the thing to run at 1.2v at 4.4ghz, maybe even 4.5ghz, but I cannot get it to stay at 1.2v
there are 4 options
[auto] runs .725 to 1.216 volts
[Offset] on auto runs .725 to 1.229v
[Manual] of course locks at 1.2v, but it runs at that all the time, really hot.
[Adaptive] I set the CPU voltage to - and .035 and the turbo voltage to 1.235, and the total combined voltage = 1.2v like I wanted, but in OS, it only got up to 1.177 volts :/ hmm...
Should I make the CPU voltage -.020 or something? -.035 made it drop .53 below the turbo voltage I set... Confusing
How can I do this, without making the CPU unstable or hurt its life

When I mean hot I mean it gets to about 65C from playing BF4, averaging 50-63C average. I'd prefer it as cool as possible at 4.4ghz, without undervolting it too much. I also don't want to lock it, I want it to just max at 1.2v, then come down to like .745 again once I quit gaming while it idles

Personally it was a 0.016v difference from what my Z97 Pro has for its automatic settings (1.216 vs my target 1.2v adaptive), so I temporarily gave up on it. That extra voltage makes little to no temperature change. I would prefer to set up an Adaptive as it would always be more dependable than what the Mobo Auto's your volts to.

It would be helpful if I ever plan on OCing for real (which I assume is why you ask this, you are using higher voltage)

I personally would want mine at 1.25v at 4.6ghz, but I could just never get it to adapt right.

If you figure it out and find a way to fine tune the voltage, please come back here and detail us in.
