looking for a decent gaming rig

I willing to buy a good gaming pc to play games like Witcher 3 , AC Syndicate , Batman arkham knight , division.....

My resolution is 1600x900
i7 4790k
Gtx 970
16 ram
Can this rig handle these games at ultra settings on this or higher resolution...

Witcher 3: High, yes. Ultra . . . maybe at 900, not on 1080.
Batman Arkham Knight in current state: No, but that's due to the game, not that machine.
AC: Not out yet, but the GPU requirement on this is pretty stiff so probably not ultra.
Division: Not out yet, but looking at the system requirements you should be able to do that.

Witcher 3 No problem
Batman Arkham No problem

It will run these games with atleast 30 fps. 25-30-40 fps you should be seeing this.
Tip: If you want to get 32-55-62 fps-ish you can over clock it.
Recently I've heard that there were performance issues with some batman games.It should be fixed soon by either driver update or game update.

Not ultra and 60 fps I should say. You can probably do 30, like James says.

Arkham Knight is currently a shitty port (http://www.shacknews.com/article/90164/batman-arkham-knight-pc-suffering-from-poor-optimization http://www.pcworld.com/article/2939312/warning-batman-arkham-knight-pc-suffers-from-crippling-performance-issues.html) but they'll probably get around to fixing them soon(ish).
