Build Advice Looking for new build for work/gaming

Hey guys, looking to upgrade and I'm still pretty lost on all of the options out there.

Approximate Purchase Date: ASAP

Budget Range: $1500-2000CAD

System Usage from Most to Least Important:
3d modelling work (Marvelous Designer, Unreal/Unity engines), gaming (reasonably future-proof, but this won't be its primary use)

Parts Not Required: keyboard, mouse, monitors, peripherals etc. If possiblw I'd like to reuse the following parts: PSU: Antec HCG-750W Case: Cooler Master HAF922

Additional Comments: Haven't built a PC in several years and I'd like this one to be good enough to use software like ZBrush, marvelous designer, substance painter etc. It doesn't have to play new games on max settings or whatever, but decent enough to keep up with modern games for the next few years ideally!

This should be a good start. Newegg has an extreme lack of inexpensive CPU coolers at the moment, so you might pick that up somewhere else. (The intel stock cooler is not very good) I suggest a 120mm tower cooler of some sort. On the cheap side would be the Deepcool AK400, or something like a Cooler Master Hyper Evo 212. Up to like a Noctua NH-U12 or the like.

Also possible to go with a 3060 Ti up to 3080 instead if more than medium range performance is required in games. I don’t know if the extra CUDA cores would help with work, but probably?

Following up, I've managed to procure these components! A few of them were slightly different from those recommended as I was able to snag them on sale (primarily the Ripjaws at 3600MHz vs 3200, and I couldn't get ahold of the EVGA 3060 nearby so settled for MSI Ventus 2x) The crucial SSD is from my old build that I figure I'll have as a secondary drive alongside another 1.5TB HDD (not listed here). Are these all okay or have I made some grave errors? :D
