Question Looking for opinions on a PC build

Hello, I'm looking for opinions on a build. I plan on doing this build within the next month. I want to ensure I am not doing anything stupid before I purchase this.

This build is mainly for gaming, but I will be doing some hobbies like game development, including blender and unity. The idea is to do 2k resolution, some overclocking on the CPU, and later down the road, switch from AIO to a custom loop (Why I'm buying a full ATX case). I am not making a custom loop right now because my GPU (3060ti) doesn't have any water blocks, so I plan to wait a bit before I purchase a new GPU.

For the motherboard, is it wiser to go to a z690 hero instead for the same price? One of my main reason for going for a z790 is the 13th gen native support (Silly, I know)
Any advice will be helpful. I should also state that my budget is roughly $4000CAD

Your build lacks balance. If this is a gaming build then Frames Per Second is what it's all about. There is a whopping one FPS difference on average between the i7 12700K / KF and the i7 12700 / 12700F in a ten game average per Hardware Unboxed review of the 12700 and I doubt it's any different with the 13 gen i7 cpu's. Overclocking these 13 gen cpu's net you a small gain and when you figure in the cost in order to push these chips it isn't worth it unless you're a hobbyist who just likes to tinker with their build. These 13 gen cpu's are pretty much pushed to their limits out of the box. Also you have a whole lot of money wrapped up in case fans. Money that could be spent elsewhere. btw that case down below was named case of the year by multiple tech sites. There's several reviews on it across the net.

If I was all about the frames per second I'd do something like this with your budget. Low profile RAM for that dual tower cpu cooler down below. btw Gen 3 SSD's tend to run cooler than the Gen 4 SSD's and when these M.2 SSD's heat up they throttle down.

A 1200 watt power supply here is needless overkill for what you have. If you were spec'ing something faster than a 3060 Ti, say, a 3090 or 4090, I would say maybe...but you could run 850-1000 watt power supply with this build EASILY and save prolly $100.
