Looking for replacement Processor advice (and possibly Motherboard)

Here are my current specs:

Operating System
Windows 10 Home 64-bit

CPU
AMD Athlon II X4 620
Propus 45nm Technology

RAM
4.00GB Dual-Channel DDR3 @ 667MHz (9-9-9-24)

Motherboard
FOXCONN ALOE (CPU 1)

Graphics
NS28ED200NA14 (1360x768@60Hz)
2047MB NVIDIA GeForce GT 1030 (ASUStek Computer Inc)

Storage
558GB Western Digital WDC WD6000HLHX-60JJP SCSI Disk Device (SATA)

I upgraded everything but the CPU and the motherboard about a year ago. The desktop has been slowly becoming unusable because the processor is going out, overloading the CPU and memory. I know how to switch out the parts and everything myself, but I get totally lost when I try to figure out part compatibility and generally have to ask someone else for which parts to get.

I'm hoping I don't have to replace the motherboard, but if it's necessary, I will do so.

I'm looking for parts that can work with a low budget. My computer used to handle gaming well with good FPS and graphics even with all of the old parts, so just about anything that is compatible and a (decent) upgrade will work for me.

Yeah I managed to make them last awhile, huh? Haha.

The processors you mentioned are right in my budget. These would work with my MB and I wouldn't have to upgrade?

Definitely one of my worst nightmares, but I was kinda expecting to hear this given the age of my computer! I'll write down these parts and just buy them over time when I can afford them.
