Looking to upgrade Mobo, CPU and RAM. Whats my best bet?

Hiya, i am looking to upgrade the core components of my gaming PC. however, I am unsure of what to upgrade to. i will be playing games like BeamNG, Fallout 4 (Heavily modded) No mans sky etc at 1440p. My current GPU is a Zotac AMP Omega gtx 970.
I am not going to be spending tons of money on this upgrade, £300 maximum to be exact.

My current build :
i5 3470
Asus P8H77-V
8GB Hyper X RAM
Zotac GTX 970 AMP Omega
1tb HDD
128gb SSD
500W Corsair CX500 PSU
All inside the Zalman Z11 Plus.

these are some upgrades to consider, Also you will want to look in upgrading your PSU at some point as the CX series from corsair are pretty awful when it comes to gaming pc's it is not suitable to power gaming comps.

Well I'm not sure what kind of performance you're expecting to get at 1440p with a 970 but your cpu definitely isn't going to be a bottleneck in 99.9% of gaming scenarios.
Honestly the best thing you could do for you performance would be to sell you 970 on ebay for ~£160 pounds (or whatever the going rate is) and buy a new gtx 1070 or 1080 for a net cost of around £300.

if you are dead set on upgrading your cpu, ram, motherboard etc. then Hawkshot's suggestion is just about the best you can do for that price.
