Low gpu usage/performance with GTX 1070

Hello everyone. I'm having trouble with this pc i built. I'm getting low fps due to low gpu usage at 1080p in MOST games.

Games I tried;

Far Cry 5, 60-80 usage
Battlefield 1, 60-90 usage
Cs Go, 30-40 usage ( gets below 150fps sometimes and shutters due to 144hz LOL )
PUBG, 60% gpu usage


NBA 2k18 99% usage, np
Fifa 18 99% usage
Fortnite 99% usage
Sniper Elite 4 99% usage

My Specs;

i7 7700
MSI gtx 1070 X
hyperx 8gb 2133mhz ram
600w PSU
h110m motherboard ( i know lol )


What do you guys think causes this bottleneck?

FAR CRY 5 4k, look at the usage. It'd be all good to have this at 1080p

Is your 8GB system RAM dual-channel?

Which OS?

Did you perform a clean install, and using the latest drivers?

Which cooling on the CPU are you using and how are your CPU temps while gaming?

CPU temps are fine as seen in the updated screenshots. Reinstall drivers and OS if necessary. Get dual-channel RAM.

Would be better if you had faster RAM, but I suppose you are limited to 2133MHz with the H110 chipset.

I'm using windows 10 64 bit and yeah, i performed clean install already. All drivers are up to date. That youtube video shows that GPU usage goes high with 1 more 8gb stick which would solve the problem. Also I have 2 RAM slots on my motherboard. ( h110m ) If i get 1 more hyperx stick would it work as dual-channel?

Also, I care about CS at most. How this guy gets 600-700 FPS with 8gb single channel ram and gtx 1060 and im gettings 3X lower with gtx 1070 :O

I mean, 200+ stable is all fine since i have 144hz monitor but it gets below that and it bothers me alot. I dont really care about fps but performance tweaks obviously.

Yes you can run dual-channel with only 2 slots. It seems that you may have some other issue thoug.
