Question Max DDR5 RAM Speed for i7 12700?

According to intel
Intel Core i712700 Processor 25M Cache up to 4.90 GHz Product Specifications
Memory Types:
Up to DDR5 4800 MT/s
Up to DDR4 3200 MT/s
is Mega transfer a second same as MHz? like 3200MT/s equals 3200mhz ram as maximum speed for this cpu?

Second & main question is, does this make buying Higher speed DDR5 or DDR4 ram pointless? (since it says "Up to")
e.g. between these two below which I've been looking at
Corsair Vengeance Black 32GB 5600MHz
Corsair Vengeance Black 32GB 5200MHz
does buying the higher speed ram for i7 12700 none-K make any sense or I should get the lower one since it'll run at 4800MHz anyway. these two are the only quick options near me by the way.

Depends on motherboard used (motherboard chipset).
If motherboard supports ram overclocking, then you can run ram past max supported by cpu.
B610 chipset doesn't support ram OC.
Other chipsets B660, H670,Z690 - support ram OC.
