Metro 2033 FPS issue

i just bought the game and i know its a little old but im really confused about the graphics settings of the game
the issue is.. whatever setting i choose its still around 30-34 fps,on the training stage i got a little improvement like 30-45 and sometimes 50ish
i tried every setting as possible
i also bought metro last light and im running it on a minimum of 55fps and sometimes it goes more than a hundred fps

i also downloaded the non-steam(pirate) version of it but its still the same..
are you guys having this issue too? for those who played it on steam and the pirate version

i tried it on 3 computers all of them have same specs except the gpu:
*Intel Core i7-4790K
*HyperX Fury 16GB (2x8)
*GTX 750 / GTX 750Ti 2GB / Radeon R9 270

It ran fine for me no fps problems whatsoever

Did you perhaps V-sync it or something?

Do you have physX turned on? Having that turned on is just an extra thing to make the game look slightly better, but turning it off will give you a huge fps increase

yes i did.. and i also turned it off.. i did every single adjustments on it ( trial & error ) by turning off one setting and turning it off but its still the same

yes sir i have it on but i also turned it off.. i also adjust the settings on nvidia / catalyst panel and no luck..

i might try the redux version (pirate version) just to be sure before i spent money on it
