To stay in budget & leave money for food at home & food at work, Just going to either migrate windows 10 pro over to a VM or do a clean install. My ? is, if I do i clean Install can reuse the windows 10 home key (not OEM version) since it's going on the same PC? Do this because have more than enough PCIE lanes (80 lanes between the 2 cpu's with 8 cores@16 threads) An would like to use windows for gaming & linux mint 18 for daily/light task. An window 10 was cause a hardware error & can't get her to revert back or it run well without crashing in the first couple of minutes. Please & thanks

Then a clean install of Win 10 in the VM would seem to be in order.
There are methods to convert a current install to a VM, but either way would work.

As mentioned, though...gaming through a VM is non-optimal.

The host software would be limetech unraid, Windows and linux would be ran as a VM, hopefully that's help's define the question.
