Motherboard and CPU upgrade questions

Hello experts.

After the holidays I intend to upgrade my motherboard and CPU to handle the next wave of PC game minimum requirements and I have some questions I hope you all can answer.

First off, I'm a borderline noob when it comes to DIY PC stuff. I can change graphic cards and I just did my first PSU upgrade and ram upgrades. Beyond that, I have not done anything like a motherboard swap. So after watching a bunch of videos on Youtube, just like when I did the PSU upgrade, I feel I could probably do a motherboard change without much issues.

So, here are my questions.

I currently have an old ASUS CM 1740 with a AMD A8-3800 as my processor. First, is it possible to just upgrade the CPU without changing the motherboard? And if that is possible, what is the best CPU I can get?

If I do decide to swap out motherboards, do I have to keep it an AMD processor or can I go to Intel?

I have a 530w Rosewill PSU. For my current system it has been stellar, but I read lots of people saying Rosewill is not the PSU for higher end systems, is this a concern?

Or, should I just keep this PC as it is and save for a better one down the line? I really don't play anything but RPG's and what I have right now is fine for what I play, but my current PC's lifespan is coming to an end sooner than later.

Can you all help?

Ughh. FM1. The best CPU you can get is the A8-3870K. You won't have to stick with AMD if you change the boards.
I would recommend going with Intel Haswell socket 1150. You can upgrade your CPU easily on that socket.
