MSI Laptop Lag When Playing Certain Games

My gaming laptop lags when playing game like Assassin's Creed Unity & AC Syndicate. When I first launch Unity & Syndicate, I can play on high settings with no lag for a while and it always lags now.

I have no problem playing:
-AC 4 Black Flag with highest settings with lowest AA, low god rays(when it set to high it automatically revert back to low), and soft shadows(low).
-Need For Speed Rivals all set ULTRA.
-Killing Floor 2 all ULTRA with NVIDA FleX Gibs and Fluids

Also, my max GPU temperature is 71 degree celcius when gaming, with all ultra graphics. Temperature are normally at 65 degree celcius.

My Specs: MSI PE70 6QE Prestige
-Processor: Intel(R) Core(TM) i7-6700HQ CPU @ 2.60GHz 2.60 GHz
-RAM: 4GB
-Graphics: -NVIDIA GTX 960M 2GB
-Intel(HD) Graphics 530

When I run Unity and Syndicate, the RAM usage is at 100%
So is the lag/frame drop caused by insufficient RAM?
Will the games run smoother after upgrading the RAM to 6 or 8 GB?

Yes, you definitely need more ram, the lag is probably because you've installed more programs that are always using up your ram, and you don't have any ram to spare.

upgrading ram in a laptop is fairly easy though, just consult the manual/product webpage, and make sure to get ram that is the same speed.

Thanks for the reply. My laptop uses 2.4/3.9 GB(62%) RAM on startup and the disc usage also at 98%, I have no idea why.

After sometime, my disc usage returns to 0-20%
