MSI Z370 PC PRO weird buzzing sound

Okay, so I upgraded my PC with new parts several weeks ago and so far I've been quite satisfied with them. But I've noticed few problems with them.

Specs:
Motherboard: MSI Z370 PC PRO LGA 1151
CPU: i7-8700k
CPU cooler: Cooler Master Hyper 212 EVO (stock fan replaced with Noctua NF-F12 PWM 120mm)
GPU: Nvidia Strix 970 GTX (didn't upgrade this, because the GPU prices are astronomical right now)
RAM: 8+8Gb Vengeange
OS: W10 Pro 64-bit
PSU: Corsair CX600M (few years old PSU, about the same age as my GPU)

Problem:
- The motherboard is making this weird buzzing sound from near the CPU socket area.
- The CPU temperatures sometimes peaks at ~80C° (not constant though, at normal load the temps are at ~65-70C°, still a bit high though)
- Main cooler making a loud humming sound whenever the CPU usage is high

Troubleshooting so far:
- Replaced the Cooler Master Hyper 212 EVO stock fan with Noctua NF-F12 PWM 120mm fan
- Re-installed the CPU cooler and made sure that the cooler is attached tightly and makes proper contact with the CPU
- Made sure that the CPU cooler airway is clear from obstacles such as wiring
- Disabled the MSI onboard VGA from the BIOS (currently set on PEG)
- Tried playing with my PC case open in case the overall temperature inside the case were too high (they weren't, but I bought one extra case fan to make the air flow in and out more properly)

Current situation:
After all those changes, some of the noise disappeared, but that annoying buzzing sound from the motherboard (MSI Z370 PC PRO LGA 1151) is still there. At first I thought that the sound came from fans or something, but with the PC being idle I gently stopped every fan in the case one by one, but the sound never disappeared. So the buzzing sound doesn't come from any of the fans.
After closer inspection, the sound seems to come from under the CPU cooler, somewhere near the CPU socket on the motherboard.
Also, I noticed that the buzzing seems to get stronger whenever the overall system usage is higher (when playing demanding game for example), but it disappears when the screen goes black for a second if I alt+tab out from the game to desktop.. After hearing this, my brother suspected that the buzzing might be caused by the motherboard's integrated GPU and recommended me to turn it off from the BIOS. But it seems that the integrated GPU was already disabled by default (IGD<PEG)

I'm running out of ideas what might cause that annoying buzzing sound.
Could it be because of a faulty motherboard or something? I tried to search more info on the matter, but no one else seems to have this same problem with this specific motherboard.
I'm also thinking of replacing the CPU cooler with Noctua NH-U9S, because the CPU temperatures are also higher from what they should be (~70C° during normal gameplay and sometimes peaking at ~80C°) Or should I just stick with the Cooler Master Hyper 212 EVO?

Solution
Buzzing may come from VRM and some of it's damper coils. Not much else is there to make any sounds, sometimes it's high pitched noise (coil whine).
