My Games All Of A Sudden Lag

Ok So basically my PC (GTX 770, i5 4670k, 8GB Ram) usually lags every few seconds therefore causing games such as Gotham City Imposers to go to 0 fps every like 3-5 seconds and then right back up to its usual. I don't know if it's because i reformatted my PC because i've even tried cccleaner to fix the registry files. Please help me!?

On average my gpu is at 50 but i also cap my framerate to 60 by using msi afterburner and it uses about %30 VRAM and im unsure how to check CPU whilst gaming?

If you scroll down in Afterburner I believe it shows the CPU temp as well. If not, Speccy from Piriform will show you the temp of everything at once.

What kind of games are you playing? 50 is very low for a full load 770.

Ill check the CPU in a second but i was talking about Gotham city imposters with those results, on games like Assassins creed IV the temp goes to about 75-80 which i think is normal

My CPU is about 50 degrees hot i think i had to kep switching from the game to that speccy app
