My ping jumps up and down

Hey everyone so for the past couple of months my ping has been jumping from around 12ms all the way up to 900ms while gaming. I have xfinity gigabit with 900mbps+down and 40up I’ve tried multiple games and it’s the same result. I just got my line to my house replaced and the issue is still continuing, I’m connected through Ethernet through a google WiFi mesh network, I’ve even tried directly into the modem and same result, I’ve had multiple techs come out and nothing has changed. Hoping you guys can help me
 
Solution
You need to find the IP address of the game server you are connecting to by opening up the resource monitor while the game is running and going to the network tab.

Once you have the IP of the game server you can run the tracert command in command line to trace a route from your house to the server with it recording the ping times of each hop.

This should narrow down where the ping issue is.

Solution
I doubt you are congesting your down. It's more likely your up.

Use the resource monitor to see the network activity when you are on the modem.
DSL Reports can measure buffer bloat.

If your latency is bad and you're not hitting max speeds, then the isp is likely over selling that line.
