[SOLVED] Need advice on motherboard

Hello, I finally decided to upgrade my PC (it's not turning on anymore, plus it's quite old) and I decided to go with 16GB DDR4 RAM, i7 9700 and I can't decide on motherboards. Which one should I get Asus, Asrock or Gigabyte?
Here are models that are available for me to buy:
All these parts are second hand. They're giving 6 months guarantee. I will test PC before taking home.
P.S. I won't be overclocking.

Also a Z series motherboard for a locked cpu doesnt make sense to me.

My assumption would be something along the lines of the sale that Microcenter has been running. Right at $200. They are still offering $20 off compatible mobo, so that (new) Prime is $159. Darned nice deal for a chip that still rates ~ the top 20-ish in speed and perf.

I've seen i5 10400Fs too on that website, they are much cheaper, approximately for 600 Georgian Lari which is $180.

I checked on some websites and 9700 seems a bit more powerful. Are you saying that this i5 10400f is more powerful in gaming?
I usually game on my machine and want to upgrade.

Where have you seen that?
In head-to-head gaming benchmarks, they are the same.
The reason i would go for 10400F is future upgradability to Rocket Lake (although that currently doesnt seem like a worthwhile idea, but we will see) and its a newer socket packing newer features.

Not to mention its probably cheaper.

A 10400 isn't more powerful, but it is more recent.

The 9700K skew is the 16th fastest gaming chip in this list. The 10400 isn't even listed, so far as I see. The 10600K is several positions below it, and is (obviously) faster, and the 9400 IS listed a few below that. We can make an assumption that the 10400 lands somewhere inbetween, or so.

The 9700 has a faster clock speed and should be a bit better for gaming you will need to buy a decent cooler for it the stock coolers sux.

i7 9700 - $270 + motherboards approximately $120 (Z390 ones). I think they have some cheap motherboards too, but they have only 2 slots for RAM and I don't want them.
RAM 16GB (two 8GB sticks) cost $75.

I'm thinking should I go with i5 10th generation CPU instead? It's new technology than 9th generation, but how much is difference in performance in gaming? 9700 or 10400f?

The performance is same in gaming. Give or take 2-3fps depending on the game between both cpu's.
I think you have your winner here.
