[SOLVED] Need advice to buy a new CPU and a Mobo.

Hello,

I once bought a PC which i loved with all my heart. Spend so many happy hours with it. Had some rough times when it needed "surgery". It still has a AMD phenom ii x4 965 CPU, served me quite well. Changed GPU from GTX 650 1Gb to R9 380x 4Gb, with this i brought my friend to a new life.

One day i went off to university and left this old friend to my little brother. After some time, it started getting slow, games felt way more choppy than it once did. To my knowledge the R9 380x GPU is still quite good for 1080p mid settings gaming, but I'm afraid that the CPU is getting too old. I want to renew this PC so my brother could feel the same joy once I did. So I'm looking here for advice. I'm in need for a new CPU and a Mobo. The budget is around 300-400$ for both parts. Can I find something in the market that would be enough for newer games? All the help is appreciated!
