Need cpu upgrade help

I have a gigabyte 78lmt-s2p mobo 10gb of ram amd fx 4300 cpu and a gtx 960. I play games like kerbal space program and space engineers which are very cpu demanding. I have about $250 what should I upgrade? I know I need a new motherboard.
