Need help building my first gaming rig

I've had a gaming laptop for years, but now it can't even run AC Black Flag (I mean it'll run but at 20-30fps) so I've decided to sell it and build a gaming desktop

i5 4460
Gigabyte GA-H87-D3H
8GB (4x2) Dual Channel G.Skill Ares 1600Mhz
Zotac GTX 760 amp
128GB Corsair GS SSD
500GB Toshiba 7200rpm HDD (I don't store that many files. my laptop has been with me for years yet I've only filled up half of the 1TB drive)
Seasonic S12G 650w
Corsair 300R Windowed
CM Hyper 212X
*not gonna OC or SLI/CF

note that I'm on a tight budget, and I cannot get a more expensive part without sacrificing another. my question is, will this setup run most modern games at a constant 55+fps at 1080p? (High-Ultra settings, AA turned off, some useless settings like "shadow" or "reflection" or "water" can go as low as medium) should I sacrifice one part to get a better one? for example, should I get the i5 4430 instead of the 4460 so I can try to pick up a gtx 770?

as much as possible I'd like to stick with this setup that's why i'm asking if it'll go 55+fps, if not, I'd like to hear suggestions on what I'd sacrifice and what I'd spend a little more on. thanks

You can stick with stick cooler if you're not going to oc. Save yourself some money right there. I think i5 4430 with 770 would be better. I run the 770 4gb with acx cooler ocd +42 MHz and don't have trouble running any games. Also using an i7 3770k but that i5 is real solid and should not bottleneck that gpu

I run the 770 4gb with acx cooler ocd +42 MHz and don't have trouble running any games. Also using an i7 3770k but that i5 is real solid and should not bottleneck that gpu

the reason why I got an aftermarket cpu cooler is because I live in the philippines, and my room isn't properly ventilated and every single day when the sun is up, the avg temps in my room are about 34-36 degrees celsius. that can't be good for my computer in the long run. that's why I'm going to invest in a good case, fill it up with fans, and top it all off with a cpu and memory cooler.

how about the 4430 + gtx 770? although I can only afford the 2GB version of the gtx 770. as I've said, I'm on a really tight budget.

Heres the deal: yes i5 4430 is good (so is 4440 which is better than 4430 but the same price) and a GTX770 will be ok. May i suggest a case? It would be ThermalTake V3 Black Edition, reason: very cheap but very good airflow, it has fan slots on all sides (including from the bottom) and a cooler master hyper 212 for the CPU cooler. By the way bro i know that feel boiling on 36 celsius 😀
