Need help to run games

Hi all. I currently have a gtx 1070 with an i5 4460. Witcher 3 doesn't run at 60 fps and I see the game go down to 50. I also wanted to get AC: Odyssey but even on low, it was running at 30. I also got black ops 4 but every time I play blackout, I lose frames and textures hardly ever load. I do not own an SSD. I am fine with buying a new CPU and motherboard (current one I have is an MSI Z97s Crait Edition.) I also have 8gb of ram. I want to know if I need to upgrade my parts. I want to be able to run some of the new games coming out in the spring.

Upgrade your i5 processor to i7.You will get 60 or higher fps
